Delmont/Matucha Residence – Kealakehe, Hawaii
Located in the town of Kealakehe, on a 20 acre parcel, this 8,800
square foot residence majestically overlooks the town of Kailua-Kona
with a 225 degree view of the coastline. Designed to take advantage
of the view and meet the owner's desires for a home designed for
entertaining, a large private master bedroom suite, two offices, and
a safe environment for their dogs.
The home features three cooking areas: a family kitchen with a
casual dining table, a professional kitchen for event catering, and
an outdoor area with a grill and other necessary appliances. The
entertainment system is designed to provide a home theater
experience in the family room, as well as provide background
entertainment on the outdoor lanai.
Allenby and Associates designed, working in conjunction with the
Owners, designed the home, assisted with the selection of the
General Contractor, purchased the electrical, plumbing,
entertainment system, arranged for transportation of these special
items from the mainland to Hawaii, and worked with the Contractor
during construction as the Construction Administrator. This resulted
in a timely and cost-effective result for the Owner.
Lenett Residence, Bayview Estates – Keauhou, Hawaii
A 4,200 square foot home designed to maximize the interior space
while meeting the strict requirements of the Home Owners
Association. This home features a central "great room" core that
optimizes views of Keauhou Bay and the home's private interior
courtyard garden, a master suite wing with a small office, providing
privacy to the owners, in addition to the guest wing with two
bedroom suites. The custom designed pool provides a relaxing area,
integrated into the flow of the home, to create a large "indoor,
outdoor" space.
Allenby & Associates designed the home, worked with the County
and the Home Owners Association for required approvals, completed
the working drawings and the specifications, assisted with the
Contractor selection, and worked with the Contractor throughout the
construction process.

Misaki / Davis residence in Keahou Estates – Keauhou, Hawaii. This
home provides four master suites and a common "indoor / outdoor"
living area with an infinity pool
Johanson / Archibald residence in Bayview Estates – Keauhou,
Hawaii. This spec home is designed with the flexibility of two

Perry /Witsman residence – Waikaloa Village, Hawaii. This home,

Zeidman residence in Hawaiian Ocean View Estates – Ocean View ,
Hawaii. A two bedroom, two bath spec home designed for a budget
conscious buyer.
Burrows residence – Atherton, California. This formal home was
designed as a showcase for the Owner's art collection and
entertaining their business guests
REMODELS
Lilikoi Inn – Holualoa, Hawaii
This
single family home was remodeled into a deluxe bed and breakfast
including a kitchen designed for special events catering (Class A
Kitchen) and a guest kitchen for the use of their guests.
The Lilikoi Inn is situated on three acres of lush Kona Coffee
Country on the west side of Hawaii’s “Big Island”. All of the suites
come complete with a private bathroom, lanai, and entrance. Guests
also enjoy a newly remodeled common lounge, a lanai, a gourmet guest
kitchen, a relaxing hot tub, and a convenient laundry area. The inn
serves meals on a beautiful lanai which has expansive 270-degree
views of the Kona Coast.
Kaloko Estate – Kailua-Kona, Hawaii
This
30-year old home was extensively remodeled to open up the living
spaces. The remodeled home has three master suites, a large living
and dining room, updated kitchen and bathrooms, and a new entrance
lanai area. In addition, there is an expansive in-law apartment with
a private entrance.
This home required seismic retrofitting and repairs. The curved
driveway and stone wall entrance were added to welcome visitors to
this home.
Tabor Residence Guest Suite Addition and Exterior Trellis Facade
– Portola Valley, California
The
downstairs was remodeled to provide a guest suite with a private
entrance, bathroom, and seating area. The home's exterior facade was
updated with solar screened trellises to achieve additional energy
savings. Allenby and Associates designed this trellis which is both
functional and decorative.

Skibby residence – Kailua-Kona, Hawaii. An elevated, Asian-theme,
garden pavilion addition
Murphy residence – Kealakekua, Hawaii. A seismic reinforcement
and upgrade in this 30-year old home that was beginning to show its
age and the effects of several earthquakes. After a thorough
analysis, a plan was developed and executed to reinforce the
structure between the lower and the upper level.
Conant residence – Keauhou, Hawaii. This remodel provided a new
entrance with access to both interior and exterior living areas
including reconfiguring the driveway and parking, adding a guest
bathroom, and a new garage and workshop
Miller
lanai addition – Captain Cook, Hawaii. Expanding the lanai and
covering the outdoor living area
Wooley lanai addition – Kailua-Kona, Hawaii. Adding a covered
lanai, BBQ area, and access from the living area
Weaver / Abramson – Captain Cook, Hawaii. Family room addition,
including a new sun room and expanded lanai
Weaver addition and remodel – San Leandro, California. Garage
addition and a studio addition
Katz remodel – Portola Valley, California. Addition of a kitchen
pantry and an updated master bathroom

Paniola Greens – Wailkoloa Village, Hawaii
This
condo conversion time share needed new facilities to meet the needs
of a timeshare development. Shell Management engaged Allenby &
Associates to design the new facility as well as manage the
construction of the project.
The building was designed to separate guest areas including a
check-in facility, an internet cafe, and meeting facilities, from
the operational management offices, and back-of-house offices for
the time share staff, laundry, building and landscape maintenance
shops, storage for time share furnishings, supplies and spare
equipment.
The lobby provides a comfortable area for guests to check in,
chat with the concierge, and with a relaxing atmosphere to find out
about local attractions to see during their visit. A sales kiosk
sells souvenirs for visits to bring home with them.
The Pointe at Waikaloa – Waikaloa Village, Hawaii
In
the foothills of Mauna Kea, overlooking the ocean and the adjoining
golf course, this affordable community was designed by an off-island
architect, and Allenby & Associates was hired to be the Owners
(Developer's) Representative and on-site liaison.
There were many changes submitted by the Contractor
and we negotiated with the Contractor on behalf of the Developer.

Allenby & Associates developed the upgrade packages and interior options to
allow each Owner to customize their unit.
As the Owners Representative, we assisted with the
design of the landscaping, the pool, and other common elements used
throughout the facility.
Allenby & Associates worked with the Owner,
Contractor, and sales staff throughout the construction process.
Aspen Lodge at Tahoe
This home, originally built in 1979, was extensively remodeled in 2009 to provide a rental and second home.
The objective was to provide a unique vacation home with sleeping for 6 adults and 6 children
(four bedrooms and three bathrooms) as well as secure areas for the owners to leave their clothing, food and recreational equipment.
The Lodge is unparalled in its quality.
It is designed for the high-end vacationer,
who demands the best, and provides the luxury
of the finest appliances and amenities.
A high-tech heating system provides a steam injected humidifier to provide a comfortable indoor environment.
A large spa overlooking the backyard forest provides a place to relax after a day of skiing or hiking.
Wailuku Village – Hilo, Hawaii

This proposed 105-unit condo development with extensive community
spaces and amenities. Allenby and Associates served as the Owners
Representative and the peer architect on this project.
Located on lush grounds overlooking Hilo Bay, Wailuku Village is
a new condominium community blending the luxuries of modern living
with the serene charm of a residential neighborhood. Wailuku Village
offers the tropical beauty of Hawaii, just a short walk from the
entertainment, business and dining of downtown Hilo.
The development features one-, two- and three-bedroom floor plans
and shared community facilities.
This condo development shared facilities with a time share
development, each with conflicting requirements and timeframes to
accomplish their tasks for their clients. This new facility will
provide additional space so the needs of both constituencies can be
met, thus improving operational efficiency and client satisfaction.
Allenby and Associates provided the Master Plan that separates
the two functions in an extremely space constrained location.
Beijing Hotel Remodel – Beijing, China
A
Design/Build improvement to a nineteen-century neoclassical hotel in
the Peoples Republic of China. The project scope included
construction of a new lobby atrium and main entrance by enclosing an
existing forecourt. The remodel included the demolition of the
existing structure, the construction of a roof assembly and
structure, the fabrication and installation of a vaulted skylight,
and construction of a new curtain wall and grand entrance.
Developed the design and working documents. Oversaw production
of construction documents, as well as the fabrication of structural
and architectural components. Assisted in the procurement of
materials and supplies, and the recruitment of construction staff.
Prepared and negotiated contracts, invoices and oversaw freight
“Bills of Lading”. Scheduling. Estimating. Responsible for all
aspects of construction administration, and the coordination of
material and equipment suppliers.
Other Hospitality Projects:
Vintner’s Inn – Santa Rosa, California
A boutique inn in the heart of Northern California's wine
country, this Inn features a "pod" design with a central
common dining and recreation area, a courtyard surrounded by
3 suite "pods" each with luxury suites. Each suite had a
sitting area, and a balcony that viewed the vineyard that
surrounds the Inn. |

Kohala Goldsmiths – Mauna Lani, South Kohala, Hawaii
Located in The Shops at Mauna Lani, this tenant improvement had
unique requirements. As a high-end retailer selling precious jewels,
the ability to highlight the unique qualities of the gems while
providing necessary security is a challenge. By using specially
designed and built cabinets and lighting, no compromises were
necessary.
West Hawaii Community Health Center – Kailua-Kona, Hawaii
The West Hawaii Community Health Center is a not-for-profit
organization that serves the needs of our community who do not have
adequate resources for insurance. Under the leadership of a
dedicated their Executive Director, Richard Taeffle, Allenby and
Associates designed and administered the plan to allow the Center to
double in size while continue to operate in the existing facility.
The Center is now able to more economically serve more its
constituency, improving their quality of life and reducing the
strain on the emergency rooms at the local hospitals.
West Hawaii Community Health Pediatric and Dental Center –
Kealakekua, Hawaii
This remodel provides reconfiguring the existing space three
medical exam rooms and three dental stations. Allenby and
Associates, in addition to developing the plans for the space,
administered this "design / build" project to allow for continued
use of the facility during construction and is working closely with
the Owner, the General Contractor, the equipment providers, and the
County government agencies.
Southern Pacific Western Regional Transportation Center –
Roseville, California
A 27,278 square feet office tenant improvement project,
entailing interior and exterior improvements. The project included
demolition of miscellaneous existing structural components, seismic
upgrades and steel reinforcing of the existing structure. New
construction included new partitions and interior finishes, new
mechanical system, plumbing upgrades, electrical upgrades and a new
electrical security and communication system.
Assisted in design review, coordination review and back-check.
Estimating. Value engineering review. Responsible for all aspects
of construction administration including submittal review and
preparation, response to all inquires and contractor questions,
scheduling, contract and change order preparation, contractor
administration and coordination, closeout document preparation,
review, and presentation.

California State University Sacramento Remodel to comply with
Fire Marshall Deficiencies – Sacramento, California
This Design Build Remodel/Upgrade of the CSUS campus to comply
with State Fire Code requirements and Fire Marshall deficiencies.
Scope included demolition, remodel, improvements, and additions to
thirty existing and occupied buildings during construction. The
campus remained operational during construction.

Oakland Arena Renovation, Oakland, California
A
Fast track Design / Build renovation of a sports arena complex. The
$125 million renovation included the demolition of the interior of
the existing structure and construction of a new 19,200-seat luxury
multi-sport arena for basketball, ice hockey, and special events.
The new facility has luxury suites, private sport clubs,
administration offices, locker rooms, marshalling services and
support areas, concession stands, novelty/team retail sales and
press facilities.

Klamath County Court House and County Administration Center (AIA
Certificate of Merit Award) – Klamath Falls, Oregon
The
Klamath County court facility and administration complex. The total
budget was $20 million. The Courtroom building included five
courtrooms with judges’ chambers, deliberation and grand jury rooms,
court administration and clerks’ offices, and district attorney
offices. The County administration building included county
offices, county chambers, county board and hearing rooms, planning
and building department offices, public heath offices and assessors’
office.
Performed design review and managed the architectural and
engineering consultants and staff. Responsible for all aspects of
construction administration.
